The Harvester Road and Mainway stock is the classic case: a hard-troweled slab from the seventies that has never been sealed, dusting steadily into everything stored on it. It is also the cheapest problem on this page to solve, and the one that pays back fastest.

Burlington, specifically

Burlington's newest employment lands are its warehouse growth story.

The QEW Corridor between Guelph Line and Burloak Drive is Burlington's established industrial spine, while Bronte Creek Meadows and the 407 Corridor between Dundas Street and Appleby Line are the city's newest employment inventory. In practice that means we are quoting two very different buildings in the same week: a 1970s Harvester Road unit with a dusting, hard-troweled slab, and a recently completed 407 Corridor building where the concrete has not finished drying. The Harvester Road and Mainway stock in particular tends to dust badly, and sealing it is usually the cheapest operational improvement in the building.

Harvester Road and the North Service Road stock dates to the 1960s through 1980s, which usually means a hard-troweled slab with no vapour retarder under it and decades of soaked-in product. The 407 Corridor and Bronte Creek Meadows are Burlington's newest inventory, where green concrete and slab moisture are the risk instead.

One Burlington-specific detail worth planning for: many of the Harvester Road and North Service Road buildings have low clearances and tight dock aprons, which limits the equipment we can get inside and how big a section we can pour at once. That is a scheduling issue rather than a technical one, but it is the kind of thing that turns a three-night job into a five-night job if nobody checks it first. We measure access on the site visit and put the resulting phasing plan in the written quote rather than discovering it on the first night.

Stop the slab from dusting

A bare or worn warehouse slab dusts because the top few millimetres of paste are weak: bleed water worked into the surface, curing cut short, then carbonation. Forklift wheels and pallet jacks grind it into powder that lands on your inventory, gets into conveyor bearings and racking, wears forklift components and loads your HVAC filters. Sealing it is usually the cheapest operational fix in the building.

Test the slab before anyone quotes it

We run ASTM F1869 calcium chloride and ASTM F2170 in-situ relative humidity before specifying. Most resinous manufacturers want under 3 lb per 1,000 sq ft per 24 hours on F1869 and under 80% RH on F2170, with probes at 40% of slab depth and service conditions set 48 hours ahead. Those two tests do not correlate and cannot be converted into each other, which is why we run both on questionable slabs.

What we build into a warehousing floor.

Surface profile by spec

Prep is selected against ICRI 310.2R concrete surface profiles CSP 1 to 10. Thicker system, coarser profile. Shot blasting and diamond grinding, never acid etching.

Dock and apron detailing

Trucks track brine and slush inside all winter. The apron and the first twenty feet of drive aisle take the abuse, so they get the heavier build.

Aisle marking done properly

Colour convention follows ANSI Z535.1, where red reads as danger and yellow as caution. Note that OSHA is US law and does not apply here: Ontario sites sit under the OHSA and O. Reg. 851.

Racking and post protection

We coat around installed racking, cove into post bases and seal the interface rather than stopping the coating short.

Joint treatment

Saw-cut and construction joints are filled with semi-rigid filler where forklift wheels need support, and left to move where they need to move.

Bare slab wins too

Not every warehouse needs a full system. Sometimes densifying and sealing the slab is the right answer, and we will say so.

This is not a sales call with a clipboard. Can you coat while we are still operating?
Yes, in phases. We take a bay or a set of aisles at a time, work nights and weekends where it helps, and use fast-cure polyaspartic topcoats that let equipment back on the floor in as little as 4 hours.
How thick does a warehouse floor coating need to be?
It depends entirely on the wheel load. Thin-mil roll coats at 11 to 25 mils are for light traffic only. General distribution floors sit in the 20 to 250 mil professional band. Heavy laden forklift traffic calls for an aggregate-filled mortar at 375 mils, a quarter inch, and up.
Our slab has never been sealed and it dusts constantly. Is that fixable?
Yes, and it is usually the highest return job in the building. The dust is weak surface paste being ground off by wheels. We grind that layer off, then either densify and seal the slab or apply a full system depending on what the floor has to carry.
Do you do the aisle and safety line striping too?
Yes, as part of the install so the lines are inside the system rather than painted on top. We follow ANSI Z535.1 colour convention. Worth knowing: OSHA does not actually mandate a line colour or width, and OSHA does not apply in Ontario anyway, so the real driver is your own traffic plan under the OHSA and O. Reg. 851.
Our Harvester Road slab dusts constantly. Can that be fixed?
Yes, and it is usually the highest return job in a building like that. The dust is weak surface paste, left by bleed water worked into the finish and curing cut short, being ground off by forklift wheels. We grind that layer away and then either densify and seal the slab or run a full system, depending on what the floor actually has to carry.
The building is brand new on the 407 Corridor. Can we coat it yet?
Maybe, and testing decides. The 28 day rule is a guideline, not a guarantee. We run ASTM F1869 calcium chloride and ASTM F2170 relative humidity, and if the slab is still wet we either wait or price in a moisture mitigating primer, which some manufacturers allow as early as seven days.
How much of the warehouse can you do at once?
It depends on access and cure schedule more than anything else. In a building with good dock access and open floor we can move quickly. In older Burlington stock with tight aprons and low clearance the sections get smaller and the job runs longer. We measure that on the site visit and put the phasing in the quote so there are no surprises.
We got a cheaper quote per square foot. What is the difference?
Almost always thickness and preparation. A thin-mil roll coat at 11 to 25 mils is a legitimate product in light traffic and completely wrong under a loaded forklift, but on a quote both just read as epoxy. Ask what mil thickness is being applied, how the slab is being profiled, and whether moisture was tested. That is where the price gap lives.
Do we really need to coat the whole building?
Usually not, and we will price it that way. Dock aprons, turn zones and drive aisles take most of the punishment. Racking bays and low-traffic areas often only need densifying and sealing. Zoning the job is normally what brings a warehouse floor into budget.
How long before it needs doing again?
A properly prepped and correctly specified system runs 10 to 20 years plus in a warehouse. The variable is not the product, it is whether the slab was ground to the right profile and whether moisture was dealt with. That is why we test first and why the warranty is 5 years.
