What a non-compliant floor puts on the line.

In a regulated room the floor is one of the easiest things for an inspector to write up, and one of the most disruptive things to fix afterwards.

An observation on the surface, not the process

GMP guidance is explicit about sealed, smooth, unbroken surfaces and sealed joints between walls, ceilings and floors. That makes it one of the simplest observations to write and one of the hardest to argue with.

Cleaning validation you cannot pass

You cannot validate the cleaning of a surface that has open joints, porous patches and 90 degree corners in it. Geometry beats chemistry here every time.

Room downtime

Taking a production or clinical room out of service is the largest cost in the whole project by a wide margin. That is precisely why cure time should drive the system choice.

A moisture problem found after commissioning

A monolithic floor blistering six months after qualification is not a repair. It is a shutdown, a deviation and a re-validation.

In Hamilton a good share of this work goes into buildings never designed for it, including licensed production fitted into older industrial stock. The slab inherits whatever it was doing before, and finding that out after the room is commissioned is a shutdown rather than a line item.

Hamilton has the oldest industrial building stock of the three. Bayfront and East Hamilton slabs are frequently mid-century, poured without a vapour retarder, finished with a shake-on hardener and carrying decades of oil and coolant. That is a prep problem before it is a coating problem. Red Hill, Ancaster and the airport lands are newer and far more straightforward.

Hamilton adds one more variable, which is that a good share of this work happens in buildings that were never designed for it. A lab or a licensed production room fitted into older industrial stock inherits whatever the slab was doing before, and the honest sequence is to prove the concrete before the room design is locked. We have tested slabs in Hamilton that needed mitigation nobody had budgeted for, and finding that at design stage is a line item, while finding it after commissioning is a shutdown.

What we will not tell you

There is no Health Canada approved floor and no cGMP certified installer. Health Canada licenses drug establishments, not flooring. A cleanroom is classified to ISO 14644 by an accredited testing body after commissioning, not by its floor. And disinfectant resistance, whether that is vaporised hydrogen peroxide, iodophors, bleach or phenolics, has to come off the specific product's chemical resistance chart, because there is no generic figure. We install to your spec and hand over documentation. We do not manufacture certifications.

What does Health Canada actually require of a GMP floor?

Can you install without shutting our clinic or lab down?

Will the floor stand up to our disinfectants?
That depends on which ones and how often. Vaporised hydrogen peroxide, iodophors, bleach, phenolics and lab reagents all behave differently and there is no generic answer. Send us your cleaning protocol and we will check it against the resistance chart for the specific system before specifying. Anyone who answers that question without asking what you use is guessing.
Can you certify the floor as cleanroom or cGMP compliant?
No, and no flooring contractor can. Health Canada licenses drug establishments, not floors, and a cleanroom is classified to ISO 14644 by an accredited testing body after commissioning. What we install is a system that supports your classification and your GMP file, with full manufacturer documentation handed over.
Do you work in licensed cannabis production facilities?
Yes. The floor requirements look much like pharmaceutical production: seamless, coved to the wall, cleanable, with a topcoat matched to your sanitation chemistry and drains detailed rather than coated around. The regulatory heading is different and the surface engineering is the same.
Can you work inside an operating hospital or lab building?
Yes, and containment is most of the job. We hoard the work area, run extraction and negative pressure, control grinding dust at the source and work nights and weekends. Where downtime is the binding constraint we use MMA, which is fully cured in one to two hours and lets a room go back into service the same night.
The room is going into an older building. What should we check first?
The slab, before the room design is locked. Moisture and contamination testing early tells you whether a mitigation primer is needed, and that is a line item at design stage and a shutdown after commissioning. We are happy to test and report before you have finalised the layout, and it is the cheapest hour you will spend on the project.
Can you really do this without taking the room out for a week?

We got a cheaper quote. What are we not getting?
Usually the coving and the terminations. Flash coving to the wall, detailed drain interfaces and properly sealed junctions are slow, skilled work, and they are also precisely what a GMP inspector looks at. A flat floor with a caulked joint at the wall is much faster to install and it is the thing that gets written up.
Who is responsible if the floor fails validation?
Validation of the room is your team's and an accredited body's, and we would not claim otherwise. What we are responsible for is installing to the specification, on a slab we have tested, with documentation you can put in the file. The reason we insist on testing before quoting is so that the floor is never the reason a room fails.

Two honest notes on timing.

On older Hamilton slabs the preparation is the variable, and we would much rather find that at the assessment than halfway through your job.
