The cost of leaving it

What a peeling shop floor is costing you.

A shop floor that is coming apart does not wait for a quiet week. It takes bays down when it feels like it, and it takes them down at the worst possible time.

Bays out of service on the floor's schedule

A failing floor decides when it comes up, not you. Every day a bay is dark is billable hours you never get to invoice.

Hot tire pickup taking the floor with it

Once a low-solids film starts lifting under warm tires it spreads across the bay, and there is no patching your way back out of it.

Fluids soaking into bare concrete

Oil, brake fluid and coolant going into an uncoated slab means your next floor starts with a contamination problem, and the preparation price goes up to match.

A shop that undercuts your own pricing

Customers judge a service department by what it looks like. A stained, patched floor is not the signal you want sitting under a premium invoice.

On the Steeles Avenue dealership strip the call is almost always the same: a service bay floor coated cheaply during the build, lifting under hot tires within two winters and letting salt brine under the edges. Grinding and a properly specified system ends it.

A bay that goes down unplanned costs more per day than the floor does per square foot.

Milton, specifically

Automotive in Milton runs from a Magna stamping plant to the dealership strip on Steeles.

Karmax Heavy Stamping on Market Drive is a Magna stamping plant, and the supplier and logistics base around it is a real part of Milton's 6,500 advanced manufacturing jobs. At the other end of the scale, the dealership and service strip along Steeles Avenue and Regional Road 25 keeps adding showrooms, service bays and detailing shops as the town grows. The floors have nothing in common except the two things that fail them: hot tire pickup on a floor that was not prepared properly, and oil and brake fluid on a floor that was never coated at all.

Most requested in Milton: flake or solid-colour polyaspartic in service bays and showrooms.

The 401 Business Park along Steeles Avenue, Market Drive and Nipissing Road is Milton's original industrial stock, built from the 1970s into the 1990s, which usually means a decent slab that has been sealed, patched and painted several times and never tested for moisture. Derry Green is the opposite problem: much of it was poured in the last three years, and green concrete with high slab moisture is the thing that kills a coating there.

On the Steeles Avenue dealership strip the calls we get are mostly the same: a bay floor that was coated cheaply during the build and has started lifting under hot tires within two winters. We grind it back to concrete and put down a system that is specified for it, and it does not come up again.

Systems we specify

Showroom, service bay and wash bay are three different specs.

A dealership needs a floor a customer walks across in dress shoes and a floor a technician drops a caliper on, twenty metres apart. Running one system across both is how showrooms end up looking tired and bays end up peeling.

SystemWhere it goesWhy it gets specified
High-solids epoxy with polyaspartic topcoatService bays, lube bays, technician floorsHigh-solids and 100% solids builds, fully cured, are what resist hot tire pickup in practice. Polyaspartic on top adds abrasion resistance, UV stability and a fast return to service.
Metallic or solid epoxyDealership showrooms, delivery baysSeamless, high-gloss and photographs well under showroom lighting. No grout lines to scrub, no tile to crack under a vehicle.
Quartz broadcast or urethane cementWash bays, detail bays, undercoating areasConstant water, soap and road salt is a washdown environment. It gets specified like one, with texture and slope to drain.
Novolac epoxyBattery rooms, acid storage, charging areasPublished data covers inorganic acids including concentrated sulfuric, which is the relevant question in a battery or charging room.
Line striping and bay markingBay numbers, walkways, hoist zones, customer routesApplied into the system so it does not lift under tire scrub.

Hot tire pickup, explained without the marketing

There is no standardised test method for hot tire pickup, and anyone quoting you a temperature or a psi figure for it is making it up. The mechanism is simple: a warm tire is soft and tacky, and if the film is low-solids or has not fully cured, the tire grabs it as it cools and lifts it off the slab. What actually prevents it is mechanical prep, a high-solids system and a full cure before vehicles come back in. We do all three and we will not pretend there is a certification behind it.

Detailing around hoists, drains and pits

Lift anchors, trench drains, oil separators and pit edges are where shop floors fail first. We terminate and seal around anchor bolts rather than coating up to them, cove into drain throats, and re-establish falls in wash bays where the slab has settled. It is unglamorous work and it is the difference between a five year floor and a fifteen year floor.

EV bays, stated accurately

There is no EV-specific floor coating requirement, standard or dielectric spec for service bays. What exists is IEC 61111 insulating matting, rated by class from 1,000 V up, and CSA Z462 workplace electrical safety governing the work practice. The floor's job is cleanability, marking and, where you need it, a properly grounded static-control system, which is a separate specification. Any contractor selling you an EV-rated coating is selling you a story.

Want to know what your Milton floor would actually cost?

We test the slab, write the scope and give you a fixed price. On a new building that includes the moisture reading nobody else takes, and you are not committing to anything by finding out.

Detailing

What we build into a automotive floor.

Fluid resistance, product specific

Brake fluid, ATF, gasoline, coolant and battery acid all behave differently. We match the system to your actual exposure using the manufacturer's resistance chart, not a blanket claim.

Fast return to service

Polyaspartic topcoats bring vehicles back onto the floor in as little as 4 hours, so a bay can go down Friday night and be earning Saturday.

Showroom gloss that lasts

Gloss level and topcoat chosen for how the floor looks after a winter of salt and delivery traffic, not just on handover day.

Wash bay slope and texture

Slope to drain re-established, texture built into the system, drain throats rebuilt where they have been eaten out.

Bay by bay scheduling

We take one or two bays at a time so the shop never fully stops. Most dealerships lose no billable hours at all.

Winter salt and brine

Vehicles bring the road inside for five months a year. Entry bays and the first stretch of drive aisle get the heavier build.

Working in Milton

What a Milton job actually looks like.

Milton is the fastest-growing employment base we work in. The Town reports jobs up roughly a quarter since 2020 and close to two million square feet of new industrial space added in 2025 alone, most of it in Derry Green. That shapes the work: in the 401 Business Park we are usually stripping forty years of old sealers off a sound slab, and in Derry Green we are usually waiting on, or mitigating, a slab that is still giving off moisture. Both are routine. Neither should be guessed at.

01

Site visit and slab moisture test

We come out from Burlington, walk the floor with you, and take calcium chloride or in-situ RH readings on the same visit. On a new Derry Green slab this single test decides the system and the schedule.

02

Prep to the profile the system needs

Old sealers, hardeners and paint come off mechanically in the older units. New slabs are ground to open the surface and remove curing compound, which is the most common cause of a coating letting go on new construction.

03

Phased install, written warranty

We work in sections around receiving hours or a plant shutdown, then hand over data sheets, a maintenance sheet and a 5-year warranty on the installed system.

The Free On-Site Floor Assessment.

This is not a sales call with a clipboard. Milton has two very different kinds of building and we price them differently: 401 Business Park units where the cost is in stripping what previous owners put down, and Derry Green buildings where the cost is in dealing honestly with a slab that is still curing. Both are workable. Both need testing first.

  • We assess and price bay by bayHoist zones, drive lanes, wash bay and showroom each get their own line, so you can do the whole shop at once or stage it over time without half-doing any of it.
  • Moisture and bond testing on your actual slabASTM F1869 calcium chloride and ASTM F2170 in-situ relative humidity, plus a bond test on anything previously coated. On new Milton construction we do this before anything else, because a wet slab under a coating is a warranty claim waiting to happen.
  • A written scope, not a number on the back of a cardSystem, build thickness, preparation method and the phasing plan, in writing. If the slab needs a mitigation primer, that is a named line with a reason, not a surprise on the invoice.
  • A fixed price with the preparation itemisedGrinding, stripping, repair and any mitigation get their own lines rather than disappearing into a rate per square foot. It is the only way to compare two quotes properly.
  • An honest answer, including noIf a new slab needs another month before it is ready, we will say so rather than coat it and hope. And if a densify and seal does what you need, we will quote that instead of a full system.

FAQ

Automotive floor questions, Milton.

Will hot tires lift the coating?
Not with the right system, properly prepped and fully cured. Be aware there is no standardised test for hot tire pickup, so any specific number you are quoted is invented. The mechanism is a warm, tacky tire grabbing a low-solids or under-cured film. High-solids or 100% solids systems, mechanical diamond grinding and a full cure before vehicles return are what prevent it.
Can you work around our bays so we do not lose billable hours?
Yes. We take one or two bays at a time and use fast-cure polyaspartic topcoats that let vehicles back on the floor in as little as 4 hours. Most shops keep running through the entire install.
Do you have a special coating for EV service bays?
No, and neither does anyone else. There is no EV-specific floor coating standard or dielectric requirement for a service bay. Electrical risk is handled by IEC 61111 insulating matting and CSA Z462 work practices. What the floor contributes is cleanability, clear marking and, if you need it, a properly grounded static-control system, which is a separate spec we can quote.
What about the wash bay and the hoist anchors?
Both get specific detailing. Wash bays are treated as a washdown environment with texture and re-established slope to drain. Around hoist anchors we terminate and seal rather than coating up to the bolt, because that interface is where water gets under a floor and lifts it.
Our service bay floor peels wherever cars park hot. Why?
Hot tire pickup is almost always a preparation and product failure, not a coating category failure. A floor that was acid-etched instead of ground, or coated with a thin water-based epoxy, will lift under a hot tire. Diamond grinding plus a polyaspartic or high-solids system fixes it, and we prepare every Milton bay that way.
Can you do the showroom and the service bays in one job?
Yes, and most dealerships do it that way. The showroom gets a decorative metallic or flake system with a high-gloss topcoat. The bays get a heavier, oil-resistant build with a texture that is safe when wet. Same crew, one shutdown, one warranty.
Does road salt in winter affect the floor?
Yes. Salt brine dripping off vehicles is one of the harshest things a Milton service bay floor sees, and it is why we specify a chemical-resistant topcoat and a proper cove at the walls, so brine cannot get under the system at the edges.
How much shop time will this cost us?
Usually none. We work one or two bays at a time and use fast-cure polyaspartic topcoats that let vehicles back on the floor in as little as 4 hours, so a bay can go down after close and be earning the next morning. Most shops keep running right through the install.
We got a cheaper quote. What is the difference?
Solids content and preparation, most of the time. A low-solids product over a lightly etched floor is the classic recipe for hot tire pickup, and it is also the cheapest thing to quote. Ask what the solids content is and how the slab is being prepared. Mechanical diamond grinding and a high-solids system cost more because they are what stops the lifting.
Our floor has been coated twice already and failed both times. Now what?
We find out why before quoting. Failed coatings almost always come down to contamination that surface grinding did not reach, or a product that was never right for a bay floor. The failed layer has to come off mechanically either way, and we price that honestly rather than burying it.

Two honest notes on timing.

Milton is twenty minutes up Highway 25 from our base in Burlington, so the assessment itself is quick to arrange. What takes real time is a new slab that tests wet, which is common in Derry Green: either the concrete is given more time to dry, or a moisture mitigation primer goes down first and adds a day and a material cost. Testing early costs nothing and it means the date you pick is one we can actually hold.
