The cost of leaving it

What a peeling shop floor is costing you.

A shop floor that is coming apart does not wait for a quiet week. It takes bays down when it feels like it, and it takes them down at the worst possible time.

Bays out of service on the floor's schedule

A failing floor decides when it comes up, not you. Every day a bay is dark is billable hours you never get to invoice.

Hot tire pickup taking the floor with it

Once a low-solids film starts lifting under warm tires it spreads across the bay, and there is no patching your way back out of it.

Fluids soaking into bare concrete

Oil, brake fluid and coolant going into an uncoated slab means your next floor starts with a contamination problem, and the preparation price goes up to match.

A shop that undercuts your own pricing

Customers judge a service department by what it looks like. A stained, patched floor is not the signal you want sitting under a premium invoice.

Hamilton adds heavy fleet work to the mix. Truck and equipment bays around the Bayfront and the Red Hill parks see point loads a passenger car bay never will, and a coating that would last fifteen years in a dealership will not survive two winters in one of those.

A bay that goes down unplanned costs more per day than the floor does per square foot.

Hamilton, specifically

Hamilton runs on fleets as much as it runs on retail automotive.

Hamilton has the dealership corridors on Upper James and Centennial Parkway and a deep independent shop base through Stoney Creek and East Hamilton, but the difference from Oakville and Burlington is fleet. Steel, logistics and construction operations across the Bayfront and the Red Hill business parks keep their own maintenance shops for heavy trucks and equipment, and those floors see loads a passenger car bay never will. That pushes the specification toward aggregate-filled mortars in the work zones rather than a straight coating, with drainage and wash bays detailed properly because those vehicles come in filthy.

Most requested in Hamilton: heavy truck and fleet maintenance bay floors.

Hamilton has the oldest industrial building stock of the three. Bayfront and East Hamilton slabs are frequently mid-century, poured without a vapour retarder, finished with a shake-on hardener and carrying decades of oil and coolant. That is a prep problem before it is a coating problem. Red Hill, Ancaster and the airport lands are newer and far more straightforward.

Fleet and heavy vehicle shops in Hamilton bring a scheduling problem that dealerships do not have, which is that the equipment cannot always leave. A truck bay with a vehicle in pieces is not a bay we can coat, so the sequence has to be built around your work in progress rather than a tidy floor plan. We plan those jobs with your shop foreman and accept that the order will change. It usually adds a night or two, and it is far better than forcing a schedule that shuts down your revenue.

Systems we specify

Showroom, service bay and wash bay are three different specs.

A dealership needs a floor a customer walks across in dress shoes and a floor a technician drops a caliper on, twenty metres apart. Running one system across both is how showrooms end up looking tired and bays end up peeling.

SystemWhere it goesWhy it gets specified
High-solids epoxy with polyaspartic topcoatService bays, lube bays, technician floorsHigh-solids and 100% solids builds, fully cured, are what resist hot tire pickup in practice. Polyaspartic on top adds abrasion resistance, UV stability and a fast return to service.

Hot tire pickup, explained without the marketing

There is no standardised test method for hot tire pickup, and anyone quoting you a temperature or a psi figure for it is making it up. The mechanism is simple: a warm tire is soft and tacky, and if the film is low-solids or has not fully cured, the tire grabs it as it cools and lifts it off the slab. What actually prevents it is mechanical prep, a high-solids system and a full cure before vehicles come back in. We do all three and we will not pretend there is a certification behind it.

Detailing around hoists, drains and pits

Lift anchors, trench drains, oil separators and pit edges are where shop floors fail first. We terminate and seal around anchor bolts rather than coating up to them, cove into drain throats, and re-establish falls in wash bays where the slab has settled. It is unglamorous work and it is the difference between a five year floor and a fifteen year floor.

EV bays, stated accurately

There is no EV-specific floor coating requirement, standard or dielectric spec for service bays. What exists is IEC 61111 insulating matting, rated by class from 1,000 V up, and CSA Z462 workplace electrical safety governing the work practice. The floor's job is cleanability, marking and, where you need it, a properly grounded static-control system, which is a separate specification. Any contractor selling you an EV-rated coating is selling you a story.

Want to know what your Hamilton floor would actually cost?

On older Hamilton slabs the preparation is the whole variable, so we test before we price. Book the assessment and you get a fixed number rather than an estimate that moves once the grinder starts.

Detailing

What we build into a automotive floor.

Fluid resistance, product specific

Brake fluid, ATF, gasoline, coolant and battery acid all behave differently. We match the system to your actual exposure using the manufacturer's resistance chart, not a blanket claim.

Fast return to service

Polyaspartic topcoats bring vehicles back onto the floor in as little as 4 hours, so a bay can go down Friday night and be earning Saturday.

Showroom gloss that lasts

Gloss level and topcoat chosen for how the floor looks after a winter of salt and delivery traffic, not just on handover day.

Wash bay slope and texture

Slope to drain re-established, texture built into the system, drain throats rebuilt where they have been eaten out.

Bay by bay scheduling

We take one or two bays at a time so the shop never fully stops. Most dealerships lose no billable hours at all.

Winter salt and brine

Vehicles bring the road inside for five months a year. Entry bays and the first stretch of drive aisle get the heavier build.

Working in Hamilton

What a Hamilton job actually looks like.

Hamilton jobs get more preparation time in the quote than anywhere else we work, and that is deliberate. The Bayfront and East Hamilton building stock is old, hard-used and frequently contaminated, and the honest way to price that is to test before quoting rather than discover it on day two. The Red Hill business parks, Ancaster and the Mount Hope airport lands are newer and much more predictable, and we price those accordingly rather than applying a Hamilton premium across the board.

01

Test before we price it

Moisture testing, a bond test on contaminated slabs and a look for shake-on hardeners. On older Hamilton floors this is the difference between a real quote and a guess.

02

Preparation priced honestly

Degreasing, shot blasting and repair are itemised rather than buried, so you can see what you are paying for and why the cheap quote is cheap.

03

Install in sections

Bay by bay, line by line, on nights and weekends. Fast-cure systems return traffic to a finished section in as little as 4 hours.

The Free On-Site Floor Assessment.

This is not a sales call with a clipboard. Hamilton has the oldest industrial building stock we work in, and the honest way to quote a Bayfront or East Hamilton floor is to test it rather than look at it. That is why our Hamilton assessments take longer than most, and why our Hamilton prices tend to hold.

  • We assess and price bay by bayHoist zones, drive lanes, wash bay and showroom each get their own line, so you can do the whole shop at once or stage it over time without half-doing any of it.
  • Moisture and bond testing on your actual slabASTM F1869 calcium chloride and ASTM F2170 in-situ relative humidity, plus a bond test wherever there is contamination or a shake-on hardener. On mid-century Hamilton slabs there is usually both, and neither shows up until you test for it.
  • A written scope, not a number on the back of a cardSystem, build thickness, preparation method and the phasing plan, in writing, including what happens if the bond test comes back poor. Knowing that answer up front is what stops a job turning into a negotiation halfway through.
  • A fixed price with the preparation itemisedDegreasing, shot blasting and repair are listed separately rather than buried. On a Hamilton floor that is often the majority of the cost, and you deserve to see it rather than discover it.
  • An honest answer, including noWe have walked away from Hamilton slabs that needed structural work before they needed a coating, and told the owner exactly that. If sealing what you have is the better spend this year, that is what we will quote.

FAQ

Automotive floor questions, Hamilton.

Will hot tires lift the coating?
Not with the right system, properly prepped and fully cured. Be aware there is no standardised test for hot tire pickup, so any specific number you are quoted is invented. The mechanism is a warm, tacky tire grabbing a low-solids or under-cured film. High-solids or 100% solids systems, mechanical diamond grinding and a full cure before vehicles return are what prevent it.
Can you work around our bays so we do not lose billable hours?
Yes. We take one or two bays at a time and use fast-cure polyaspartic topcoats that let vehicles back on the floor in as little as 4 hours. Most shops keep running through the entire install.
Do you have a special coating for EV service bays?
No, and neither does anyone else. There is no EV-specific floor coating standard or dielectric requirement for a service bay. Electrical risk is handled by IEC 61111 insulating matting and CSA Z462 work practices. What the floor contributes is cleanability, clear marking and, if you need it, a properly grounded static-control system, which is a separate spec we can quote.
What about the wash bay and the hoist anchors?
Both get specific detailing. Wash bays are treated as a washdown environment with texture and re-established slope to drain. Around hoist anchors we terminate and seal rather than coating up to the bolt, because that interface is where water gets under a floor and lifts it.
Will a normal shop floor coating hold up to heavy trucks?
Usually not in the work zones. Heavy vehicle and equipment bays want an aggregate-filled mortar at a quarter inch and up rather than a coating, because the failure mode there is point loading and impact, not wear. We can run a lighter system through the aisles and drive lanes to control the cost.
Our wash bay floor is failing. Is that fixable?
Yes, and it is a common Hamilton call. Wash bays are a washdown environment, so they get treated like one: texture built into the system, slope to drain re-established where the slab has settled, and the drain throat rebuilt if it has been eaten out. That throat interface is where nearly every wash bay floor actually fails.
We always have vehicles in pieces. How does that work?
We plan the sequence with your shop foreman and expect it to change. Bays with work in progress get skipped and picked up later rather than forcing you to reassemble something to hit our schedule. It usually costs a night or two on the overall job, which is almost always cheaper than the alternative.
How much shop time will this cost us?
Usually none. We work one or two bays at a time and use fast-cure polyaspartic topcoats that let vehicles back on the floor in as little as 4 hours, so a bay can go down after close and be earning the next morning. Most shops keep running right through the install.
We got a cheaper quote. What is the difference?
Solids content and preparation, most of the time. A low-solids product over a lightly etched floor is the classic recipe for hot tire pickup, and it is also the cheapest thing to quote. Ask what the solids content is and how the slab is being prepared. Mechanical diamond grinding and a high-solids system cost more because they are what stops the lifting.
Our floor has been coated twice already and failed both times. Now what?
We find out why before quoting. Failed coatings almost always come down to contamination that surface grinding did not reach, or a product that was never right for a bay floor. The failed layer has to come off mechanically either way, and we price that honestly rather than burying it.

Two honest notes on timing.

On older Hamilton slabs the preparation is the variable, and we would much rather find that at the assessment than halfway through your job. Second, plant, hangar and warehouse shutdown windows get booked early here. If you have a date in mind, the useful move is to get us in front of the floor well ahead of it.
