In a regulated room the floor is one of the easiest things for an inspector to write up, and one of the most disruptive things to fix afterwards.

An observation on the surface, not the process

GMP guidance is explicit about sealed, smooth, unbroken surfaces and sealed joints between walls, ceilings and floors. That makes it one of the simplest observations to write and one of the hardest to argue with.

Cleaning validation you cannot pass

You cannot validate the cleaning of a surface that has open joints, porous patches and 90 degree corners in it. Geometry beats chemistry here every time.

Room downtime

Taking a production or clinical room out of service is the largest cost in the whole project by a wide margin. That is precisely why cure time should drive the system choice.

A moisture problem found after commissioning

A monolithic floor blistering six months after qualification is not a repair. It is a shutdown, a deviation and a re-validation.

Milton does not have the pharmaceutical manufacturing base that Burlington and Mississauga have, and we would rather say so than invent one. The 401 Business Park along Steeles Avenue, Market Drive and Nipissing Road is Milton's original industrial stock, built from the 1970s into the 1990s, which usually means a decent slab that has been sealed, patched and painted several times and never tested for moisture. Derry Green is the opposite problem: much of it was poured in the last three years, and green concrete with high slab moisture is the thing that kills a coating there.

The Milton clinics and labs we work with usually need the floor done in a weekend, with the space back in use on Monday. Fast-cure systems make that realistic, and we sequence the cove, the body coat and the topcoat so the room is never out of service longer than it has to be.

Health Canada's GUI-0001, under C.02.004 premises, asks you to seal porous materials, keep surfaces hard, smooth and free of sharp corners where extraneous material can collect, seal the joints between walls, ceilings and floors, and screen and trap floor drains. The sterile guidance goes further: exposed surfaces smooth, impervious and unbroken to minimise shedding and accumulation, materials that generate minimal particles, and surfaces that tolerate repeated cleaning, disinfectant and sporicidal agents. What we will not tell you

There is no Health Canada approved floor and no cGMP certified installer. Health Canada licenses drug establishments, not flooring. A cleanroom is classified to ISO 14644 by an accredited testing body after commissioning, not by its floor. And disinfectant resistance, whether that is vaporised hydrogen peroxide, iodophors, bleach or phenolics, has to come off the specific product's chemical resistance chart, because there is no generic figure. We install to your spec and hand over documentation. We do not manufacture certifications.

ISO 14644-1 caps particles at or above 0.5 microns per cubic metre at 3,520 for ISO 5, 35,200 for ISO 6, 352,000 for ISO 7 and 3,520,000 for ISO 8. A non-shedding floor is one input to holding that.

Carried up the wall and terminated into a cap, so the floor and wall are one continuous surface with no joint to swab.

We come out from Burlington, walk the floor with you, and take calcium chloride or in-situ RH readings on the same visit. On a new Derry Green slab this single test decides the system and the schedule.

Prep to the profile the system needs

Old sealers, hardeners and paint come off mechanically in the older units. New slabs are ground to open the surface and remove curing compound, which is the most common cause of a coating letting go on new construction.

Milton has two very different kinds of building and we price them differently: 401 Business Park units where the cost is in stripping what previous owners put down, and Derry Green buildings where the cost is in dealing honestly with a slab that is still curing. Both are workable. Both need testing first.

  • We review your cleaning protocol, classification and downtime limit firstThose three decide the system between them. Everything else, including the topcoat, follows from what you clean with and how long you can have the room out of service.
  • Moisture and bond testing on your actual slabASTM F1869 calcium chloride and ASTM F2170 in-situ relative humidity, plus a bond test on anything previously coated. On new Milton construction we do this before anything else, because a wet slab under a coating is a warranty claim waiting to happen.

Can you install without shutting our clinic or lab down?
Usually yes, with MMA. Will the floor stand up to our disinfectants?
That depends on which ones and how often. Vaporised hydrogen peroxide, iodophors, bleach, phenolics and lab reagents all behave differently and there is no generic answer. Send us your cleaning protocol and we will check it against the resistance chart for the specific system before specifying. Anyone who answers that question without asking what you use is guessing.
Can you certify the floor as cleanroom or cGMP compliant?
No, and no flooring contractor can. Health Canada licenses drug establishments, not floors, and a cleanroom is classified to ISO 14644 by an accredited testing body after commissioning. What we install is a system that supports your classification and your GMP file, with full manufacturer documentation handed over.
We are a clinic, not a manufacturer. Do we need a medical-grade floor?
You need a floor that is seamless, coved at the walls, easy to sanitize and does not harbour anything at the joints. That is what a medical-grade resinous floor is, and it is well within reach of a clinic budget. We will quote a system that matches your cleaning regime rather than an industrial spec you do not need.
Can you certify the floor as cGMP or Health Canada approved?
No, and neither can anyone else. cGMP applies to your process and facility, not to a floor product, and Health Canada does not approve floors. What we provide is a seamless, cleanable installation with the manufacturer data sheets and a written record of the system, which is what your quality file actually needs.
How do you handle drains and wall junctions in a clean room or lab?
With an integral cove base and drains that are rebuilt into the system rather than coated up to. Those two details are where most medical-grade floors fail an inspection, and they are the two we spend the most time on.
Can you really do this without taking the room out for a week?
In most cases yes. MMA systems reach full chemical and physical cure in one to two hours from completion, so a room can go down after hours and be back in service the same night. We got a cheaper quote. What are we not getting?
Usually the coving and the terminations. Flash coving to the wall, detailed drain interfaces and properly sealed junctions are slow, skilled work, and they are also precisely what a GMP inspector looks at. A flat floor with a caulked joint at the wall is much faster to install and it is the thing that gets written up.
Who is responsible if the floor fails validation?
Validation of the room is your team's and an accredited body's, and we would not claim otherwise. What we are responsible for is installing to the specification, on a slab we have tested, with documentation you can put in the file. The reason we insist on testing before quoting is so that the floor is never the reason a room fails.

Two honest notes on timing.

Milton is twenty minutes up Highway 25 from our base in Burlington, so the assessment itself is quick to arrange. What takes real time is a new slab that tests wet, which is common in Derry Green: either the concrete is given more time to dry, or a moisture mitigation primer goes down first and adds a day and a material cost. Testing early costs nothing and it means the date you pick is one we can actually hold.
