In a regulated room the floor is one of the easiest things for an inspector to write up, and one of the most disruptive things to fix afterwards.
GMP guidance is explicit about sealed, smooth, unbroken surfaces and sealed joints between walls, ceilings and floors. That makes it one of the simplest observations to write and one of the hardest to argue with.
You cannot validate the cleaning of a surface that has open joints, porous patches and 90 degree corners in it. Geometry beats chemistry here every time.
Taking a production or clinical room out of service is the largest cost in the whole project by a wide margin. That is precisely why cure time should drive the system choice.
A monolithic floor blistering six months after qualification is not a repair. It is a shutdown, a deviation and a re-validation.
The Oakville pattern is an exacting room going into an ordinary industrial building. The specification calls for a monolithic, flash-coved, chemically cleanable floor and the slab underneath was poured in 1985 for a warehouse, which makes the moisture test the most important hour in the whole project.
The room being out of service is the cost. The floor itself is the small number.

These are exacting floors on ordinary industrial buildings, which is the recurring tension: a client needs a monolithic, flash-coved, chemically cleanable surface, and the slab underneath was poured in 1985 for a warehouse. Testing, moisture mitigation and honest sequencing matter more here than the topcoat does. We would rather delay a week than warranty a floor over a slab we have not proven.

South Oakville's employment districts are mature and close to fully built out, so we see a lot of 1970s to 1990s slabs poured before under-slab vapour retarders were standard. North Oakville and the Highway 407 lands are the opposite problem: new concrete that is still giving off moisture. Either way we test before we quote.
The other Oakville reality is sequencing with the rest of the fit-out. A monolithic, flash-coved floor has to go in at the right point in the build, after the walls are up and before the equipment lands, and it needs the space to itself while it cures. When that gets compressed, the coving is the first thing to suffer, and coving is the part your auditor looks at hardest. We would rather push our start date than install a cove detail we would not be happy to have swabbed.
Health Canada's GMP guidance is specific about surfaces: seal porous materials, keep them hard, smooth and free of sharp corners where material can collect, seal the joints between walls, ceilings and floors, and screen and trap floor drains. Most of that is geometry, not chemistry, which is why coving and terminations get more of our attention than the topcoat does.

The sterile guidance goes further: exposed surfaces smooth, impervious and unbroken to minimise shedding and accumulation, materials that generate minimal particles, and surfaces that tolerate repeated cleaning, disinfectant and sporicidal agents. A cleanroom is classified to ISO 14644 by an accredited testing body after commissioning, not by its floor. And disinfectant resistance, whether that is vaporised hydrogen peroxide, iodophors, bleach or phenolics, has to come off the specific product's chemical resistance chart, because there is no generic figure. ISO 14644-1 caps particles at or above 0.5 microns per cubic metre at 3,520 for ISO 5, 35,200 for ISO 6, 352,000 for ISO 7 and 3,520,000 for ISO 8. A non-shedding floor is one input to holding that.

Oakville splits into two working realities. South of Dundas the buildings are older, tenanted and busy, so access, parking and elevator or dock time drive the schedule as much as the coating does. North of Dundas and out toward Highway 407 the buildings are newer, easier to work in, and the constraint is usually concrete that has not finished drying. We quote them differently because they are different jobs.
