In a regulated room the floor is one of the easiest things for an inspector to write up, and one of the most disruptive things to fix afterwards.
GMP guidance is explicit about sealed, smooth, unbroken surfaces and sealed joints between walls, ceilings and floors. That makes it one of the simplest observations to write and one of the hardest to argue with.
You cannot validate the cleaning of a surface that has open joints, porous patches and 90 degree corners in it. Geometry beats chemistry here every time.
Taking a production or clinical room out of service is the largest cost in the whole project by a wide margin. That is precisely why cure time should drive the system choice.
A monolithic floor blistering six months after qualification is not a repair. It is a shutdown, a deviation and a re-validation.

Milton does not have the pharmaceutical manufacturing base that Burlington and Mississauga have, and we would rather say so than invent one. What Milton does have is a fast-growing healthcare footprint around Milton District Hospital and the Milton Education Village, a run of new medical and dental clinics along Derry Road and Regional Road 25, and a growing number of clean packaging, nutraceutical and laboratory tenants in Derry Green. The floor requirements are the same as any medical-grade space: seamless, coved, chemically resistant, easy to sanitize and installed with documentation you can hand to an inspector.

The 401 Business Park along Steeles Avenue, Market Drive and Nipissing Road is Milton's original industrial stock, built from the 1970s into the 1990s, which usually means a decent slab that has been sealed, patched and painted several times and never tested for moisture. Derry Green is the opposite problem: much of it was poured in the last three years, and green concrete with high slab moisture is the thing that kills a coating there.
The Milton clinics and labs we work with usually need the floor done in a weekend, with the space back in use on Monday. Fast-cure systems make that realistic, and we sequence the cove, the body coat and the topcoat so the room is never out of service longer than it has to be.
Health Canada's GMP guidance is specific about surfaces: seal porous materials, keep them hard, smooth and free of sharp corners where material can collect, seal the joints between walls, ceilings and floors, and screen and trap floor drains. Most of that is geometry, not chemistry, which is why coving and terminations get more of our attention than the topcoat does.

Health Canada's GUI-0001, under C.02.004 premises, asks you to seal porous materials, keep surfaces hard, smooth and free of sharp corners where extraneous material can collect, seal the joints between walls, ceilings and floors, and screen and trap floor drains. The sterile guidance goes further: exposed surfaces smooth, impervious and unbroken to minimise shedding and accumulation, materials that generate minimal particles, and surfaces that tolerate repeated cleaning, disinfectant and sporicidal agents. A cleanroom is classified to ISO 14644 by an accredited testing body after commissioning, not by its floor. And disinfectant resistance, whether that is vaporised hydrogen peroxide, iodophors, bleach or phenolics, has to come off the specific product's chemical resistance chart, because there is no generic figure. We install to your spec and hand over documentation. We do not manufacture certifications.

ISO 14644-1 caps particles at or above 0.5 microns per cubic metre at 3,520 for ISO 5, 35,200 for ISO 6, 352,000 for ISO 7 and 3,520,000 for ISO 8. A non-shedding floor is one input to holding that.

We come out from Burlington, walk the floor with you, and take calcium chloride or in-situ RH readings on the same visit. On a new Derry Green slab this single test decides the system and the schedule.
Old sealers, hardeners and paint come off mechanically in the older units. New slabs are ground to open the surface and remove curing compound, which is the most common cause of a coating letting go on new construction.
We work in sections around receiving hours or a plant shutdown, then hand over data sheets, a maintenance sheet and a 5-year warranty on the installed system.

Milton is twenty minutes up Highway 25 from our base in Burlington, so the assessment itself is quick to arrange. What takes real time is a new slab that tests wet, which is common in Derry Green: either the concrete is given more time to dry, or a moisture mitigation primer goes down first and adds a day and a material cost. Testing early costs nothing and it means the date you pick is one we can actually hold.
