A system laid over a shake-on hardener, over slab moisture or over contamination lets go inside two years. Removing the failed coating then costs more than proper preparation would have in the first place.

Traffic segregation, contamination control and housekeeping all get scored, and the floor is the visible evidence for all three.

Harvester Road and the North Service Road stock dates to the 1960s through 1980s, which usually means a hard-troweled slab with no vapour retarder under it and decades of soaked-in product. The 407 Corridor and Bronte Creek Meadows are Burlington's newest inventory, where green concrete and slab moisture are the risk instead.

Burlington plants tend to have more compact footprints than Hamilton's, which is an advantage: we can often do a whole department in a weekend rather than phasing over a month. The trade-off is that the equipment is packed in tighter, so the detailing work around plinths, pits and conduit runs is a bigger share of the job than the open floor is. Contamination is the real prep job

A plant floor that has been running for twenty years has oil, coolant and hydraulic fluid driven down into the concrete. Grinding the surface alone does not solve that, it just exposes clean-looking concrete with contamination underneath waiting to reject the primer. Older stock needs degreasing, sometimes repeated, and a bond test before anything gets specified. This is the step most quotes skip and most failures come from.

Novolac extends the acid range, urethane handles solvent and thermal duty, standard epoxy has real limits. We ask what you run, then match the system and show you the data rather than promising broad resistance.

Manufacturing floor questions, Burlington.

Our floor has twenty years of oil soaked into it. Can it still be coated?
Usually yes, but the prep is the job. Surface grinding alone leaves contamination below the surface that will reject the primer. We degrease, sometimes more than once, grind or shot blast to the right profile, then bond test before committing to a system. If a contractor quotes that floor without testing it, that is a warning sign.
What resists the chemicals we actually use?
That depends on your list. Novolac epoxy handles inorganic acids well past standard epoxy's limit, including concentrated sulfuric on published data. Urethane systems handle solvent and thermal duty. Standard epoxy is fine for a lot of plants and wrong for some. Send us the chemical list and we will match it against the manufacturer's resistance chart.
Can you handle hot process areas and steam clean-down?
Yes, with urethane cement rather than epoxy. It runs roughly -40°F to 250°F with a 150°F-plus shock differential and moves at close to the same rate as concrete, so thermal cycling does not shear the bond.
How much production time do we lose?
Less than most plants expect. We work cell by cell on nights, weekends and shutdown windows, and fast-cure topcoats bring equipment back onto the floor in as little as 4 hours rather than days.
How do you decide what our floor needs to resist?
You send us the list. Every chemical, its concentration, its temperature and how long it sits before anyone cleans it up. We check that against the resistance chart for the specific system rather than making a general claim, and novolac goes in only where the acid exposure actually calls for it.
Do you coat around fixed machinery, or does it have to come out?
Around it, in nearly every case. We cove up plinths and machine bases and seal the interface so coolant cannot creep underneath and lift the coating. Pulling equipment is a last resort and usually unnecessary.
Why is your quote higher per square foot than the other one?
Usually because the detailing is priced in. In a plant with equipment packed tight, the coving around plinths, terminations at pits and work around conduit runs takes more time than the open floor does. A quote priced purely on square footage is either going to skip that work or come back as a change order. Ask both of us what happens at the machine bases.
A competitor quoted us less. Why?
Look at the preparation line. In a plant that has run for decades, degreasing, shot blasting and bond testing are real hours, and a quote priced purely per square foot has either left them out or will bring them back as a change order. Ask both of us how the slab is being decontaminated and what happens if the bond test fails.
Can you work without stopping production?
In nearly every case, yes. We take one cell, line or bay at a time, work nights, weekends and scheduled shutdowns, and coordinate with your millwrights on anything that has to be lifted. Fast-cure systems have equipment back on a finished section within hours rather than days.
Our last coating failed. Why would this be different?
Because we will find out why the last one failed before we quote. Almost every failure we are called to comes down to one of three things: a shake-on hardener that was never removed, slab moisture nobody tested for, or contamination that a surface grind did not reach. If none of those is addressed, the next floor does exactly the same thing.
