Nobody budgets for a floor until it turns into an audit finding or an unplanned shutdown. By then it is the most expensive line item in the building, and it is on somebody else's timetable rather than yours.

A finding you have to close on their clock

A cracked slab, an open wall junction or a drain throat that has been eaten out reads as a finding. Remediating under a corrective action deadline costs a multiple of doing the same work on your own schedule.

Recoating every three years

Standard epoxy specified into a hot washdown area is a recurring operating cost pretending to be a capital project. Three recoats cost more than one urethane cement system that was right the first time.

Water and product travelling under the floor

Once a coating debonds at a drain or a wall junction, washdown drives water underneath it. You cannot clean what you cannot reach, and the failure spreads sideways from that point on.

Harvester Road and the North Service Road stock dates to the 1960s through 1980s, which usually means a hard-troweled slab with no vapour retarder under it and decades of soaked-in product. The 407 Corridor and Bronte Creek Meadows are Burlington's newest inventory, where green concrete and slab moisture are the risk instead.

Because we are based in Burlington, most of our food and beverage work here starts with a same-week walk-through, and that matters more than it sounds. The single most useful hour on a plant floor is the one where we look at your drains, your washdown routine and where the floor has already failed, before anyone writes a number down. Built for washdown, not just spills

Steam, caustic, hot oils and animal fats will find every weakness in a floor. Published resistance data on urethane cement systems covers 50% acetic acid, concentrated lactic acid at 60°C and 100% oleic acid at 60°C. The failure mode with ordinary epoxy is rarely chemistry anyway, it is thermal movement: epoxy expands at a different rate than the slab, and a boiling washdown cycle shears the bond. Cementitious urethane moves much closer to the concrete underneath it.

Written to support your preventive control plan

The Safe Food for Canadians Regulations, section 57, require floors that are smooth, non-absorbent and impervious to moisture, that provide or permit good drainage, and surfaces capable of withstanding repeated cleaning and sanitizing. We specify to that language and hand you the manufacturer data sheets for your PCP file. What we will not do is tell you a floor is CFIA certified, because no such certification exists, and the USDA non-food compounds acceptance programme ended in 1998. Any plant being told otherwise is being sold something.

Slope and drainage

Falls to drain generally run between 1:100 and 1:80. Channels go near equipment, never underneath it, with prefabricated profiles at the channel edges.

Slip resistance that is honest

ANSI A326.3 sets 0.42 wet DCOF for interior wet areas and 0.55 where oils and greases are present. We build cook lines and wet process to 0.55, and we will tell you plainly that the standard itself says DCOF does not predict whether someone slips.

Thermal shock zones

Blast freezer thresholds, retort areas, steam kettles and rack washers all get a thicker build than the room around them.

Coving and equipment bases

Cove up the wall, cove up the plinth, seal the interface. Cleanable geometry beats a cleanable coating.

Crack and joint detailing

Moving joints get honoured through the system, not buried under it. Buried joints telegraph and split within a season.

Colour zoning

Allergen zones, raw versus RTE separation and traffic aisles marked into the floor rather than taped onto it.

This is not a sales call with a clipboard. Do we have to shut the whole plant down?
No. We section the facility and work nights, weekends and scheduled shutdowns so one line keeps running while another is down. Standard urethane cement grades take traffic within about 24 hours at 8°C and rapid grades in roughly 5 hours at 10°C, which is what makes a weekend changeover workable.
Why urethane cement instead of regular epoxy?
Heat. Epoxy and concrete expand at different rates, so a boiling washdown or a steam clean-down puts a shear load on the bond and eventually pops it. Cementitious urethane moves much closer to the slab and manufacturer data supports service to 120°C or 130°C depending on build thickness, with occasional spillage to 150°C.
Is the floor antimicrobial?
We are careful with that word. In Canada, unqualified antimicrobial claims on treated articles are restricted, and some systems only carry registered mould and mildew resistance for the dried film. The real food safety gain is that the floor is seamless and coved, so there is nowhere for product to sit in the first place.
Can you tie into our existing drains and trenches?
Yes. We terminate into drain throats and channel edges with prefabricated profiles, re-establish falls where the slab has settled and rebuild the throat itself if it has been eaten out. That interface is where most food plant floors actually fail.
Do you work on Harvester Road and the North Service Road plants?
Constantly. That is the oldest food and beverage stock in Burlington and it comes with the classic problems: no under-slab vapour retarder, decades of product driven into the concrete and drains that have been eaten out at the throat. We test moisture, degrease, and rebuild the drain interfaces rather than coating up to them.
We run a brewery. Is that different from a food plant?
The wet side is similar and the acid side is not. Fermentation, CIP chemistry and cleaning acids push you toward novolac topcoats in specific zones, while the bottling and packaging floor is a straightforward urethane cement job. Burlington has enough craft production that this is a regular conversation for us.
Our floor keeps failing in the same spot. Why?
Almost always because of a detail rather than the coating. The three usual culprits are the drain throat, the wall junction where there is no cove, and a moving joint that was coated over instead of honoured through the system. Fixing the detail costs a fraction of recoating the whole room, and we will tell you when that is all you actually need.
We got a cheaper quote. What is the difference?
Usually the preparation and the system. A cheaper food plant quote is often standard epoxy where urethane cement belongs, no integral coving, and no moisture testing. That floor will look identical on handover day and be lifting at the drains inside two years. Ask both of us three questions: what thickness, what happens at the wall junction, and did you test the slab. The answers will explain the gap.
Can we just patch the bad areas instead?
Sometimes, and we will tell you when. If the failure is at a drain throat or a wall junction and the field of the floor is sound, a detail repair is a fraction of a full recoat and it is what we would recommend. If the coating is debonding across the field, patching is money spent twice.
What happens if it fails?
The installed system carries a 5-year warranty and Christopher, the owner, is on your job rather than a rotating crew. Beyond the paperwork, the reason we test slabs before quoting is that we would rather lose a quote than warranty a floor over concrete we do not believe in.
