Karmax Heavy Stamping on Market Drive is a Magna stamping plant, and the supplier and logistics base around it is a real part of Milton's 6,500 advanced manufacturing jobs. At the other end of the scale, the dealership and service strip along Steeles Avenue and Regional Road 25 keeps adding showrooms, service bays and detailing shops as the town grows. The floors have nothing in common except the two things that fail them: hot tire pickup on a floor that was not prepared properly, and oil and brake fluid on a floor that was never coated at all.

The 401 Business Park along Steeles Avenue, Market Drive and Nipissing Road is Milton's original industrial stock, built from the 1970s into the 1990s, which usually means a decent slab that has been sealed, patched and painted several times and never tested for moisture. Derry Green is the opposite problem: much of it was poured in the last three years, and green concrete with high slab moisture is the thing that kills a coating there.
On the Steeles Avenue dealership strip the calls we get are mostly the same: a bay floor that was coated cheaply during the build and has started lifting under hot tires within two winters. We grind it back to concrete and put down a system that is specified for it, and it does not come up again.
A dealership needs a floor a customer walks across in dress shoes and a floor a technician drops a caliper on, twenty metres apart. Running one system across both is how showrooms end up looking tired and bays end up peeling.

There is no standardised test method for hot tire pickup, and anyone quoting you a temperature or a psi figure for it is making it up. The mechanism is simple: a warm tire is soft and tacky, and if the film is low-solids or has not fully cured, the tire grabs it as it cools and lifts it off the slab. What actually prevents it is mechanical prep, a high-solids system and a full cure before vehicles come back in. We do all three and we will not pretend there is a certification behind it.

We terminate and seal around anchor bolts rather than coating up to them, cove into drain throats, and re-establish falls in wash bays where the slab has settled. It is unglamorous work and it is the difference between a five year floor and a fifteen year floor.

What exists is IEC 61111 insulating matting, rated by class from 1,000 V up, and CSA Z462 workplace electrical safety governing the work practice. The floor's job is cleanability, marking and, where you need it, a properly grounded static-control system, which is a separate specification. Old sealers, hardeners and paint come off mechanically in the older units. New slabs are ground to open the surface and remove curing compound, which is the most common cause of a coating letting go on new construction.

Milton is twenty minutes up Highway 25 from our base in Burlington, so the assessment itself is quick to arrange. What takes real time is a new slab that tests wet, which is common in Derry Green: either the concrete is given more time to dry, or a moisture mitigation primer goes down first and adds a day and a material cost. Testing early costs nothing and it means the date you pick is one we can actually hold.
